The Ultima vacation homes is a short term letting platform launched in 2021 by veterans of hospitality to bring the vision and expertise to make luxury home rental market accessible to everyone .With a focus only on the premium and luxury tier of rental homes, we works with industry experts to ensure that every home listed are well serviced and groomed for your best experience.

Guests who book with us have access to a unique collection of private homes, from beachfront bungalows, sprawling villas, flats, apartments, and penthouses. We have castles, on the way! Every home is different. We own a huge set of apartments and some homes are owned by a frequent traveler or a family that is often away for weeks at a time and welcome guests to stay while they are gone. Others are second homes that are rarely occupied. Rest assured, homeowners’ personal items will not be stored at any of our apartments.

We request you to contact us so that we provide a detailed financial projection to demonstrate your potential income - we will also compare this to the long-term rental market.

We have an extremely rigorous guest screening process: • Guest Identity Validation. We ensure that guests are correctly identified by requesting valid, government issued identification prior to their stay. • Guest Analysis. We analyze each review and rating that the guest has previously received. • Guest Interaction. Once selected as a potential booking, we thoroughly interact with the guest in order to discover purpose of their travels, size of their party, and any other pertinent information (i.e., "red flags") that will better assist us in finding the ideal booking. We submit their details to the Dubai Tourism board. Our team will also take a security deposit to cover any damages that may occur during a rental.

You can inform us in prior the plan so that we can manage the reservation accordingly. All payments are made on the last day of every month. We offer multiple forms of payment including direct deposit, cheque, and e-Transfer.

You will have a seamless access to our owner portal, inform you of any offers and potential bookings advising you of a client profile, how long, and most importantly, the price.

The big advantage of short term rentals are that it is flexible and allows you to use your property as and when you need to. We only recommend these 30 days, so it allows your property to perform to its maximum potential.

There are specific standards for the properties which are going to be operated as a holiday home which we would need to follow. It means that each property should be furnished. We have onsite interior team who can inspect your property and provide you estimated cost for the furnishings.
