The majority of homes listed on our site can be booked instantly. In some instances, your reservation may be “inquire to book”.. Inquire to Book: Some homeowners would like the opportunity to accept a reservation even if they weren’t originally planning on opening specific dates for reservation. In this case, you’ll see a button on the home listing that says, “Contact Home Manager”. To submit a reservation request, you’ll be asked to enter your requested travel dates and details about your travel plans. We will review the request and come back to you with availability and pricing for your stay dates.

Guests who book with us have access to a unique collection of private homes, from beachfront bungalows, sprawling villas, flats, apartments, and penthouses. We have castles, on the way! Every home is different. We own a huge set of apartments and some homes are owned by a frequent traveler or a family that is often away for weeks at a time and welcome guests to stay while they are gone. Others are second homes that are rarely occupied. Rest assured, homeowners’ personal items will not be stored at any of our apartments.

• Highly-Curated Offering: We only select premium, and luxury private home inventory and each home is evaluated – either in person or digitally - before being listed on our site. • Professionally Managed Homes Only: Standards matter, and each property listed are professionally managed by one of our well trained and experienced staff, who provide guests a professionally cleaned home with 24/7 local support team for assistance while staying at the booked home or villa, high-speed Wi-Fi, premium linens and amenities, and family friendly conveniences upon request.

You can book any time of the day even on the same day of check in. To ensure the availability, we encourage to book at least two (2) days in advance of your desired check in date.

To serve every guest a great experience, we request our staying guests to checkout at 12 pm. The check in time will be from 2 pm to 9 pm.

On our listings, you will see the option to “Contact Us” about a home. In this instance, we will put you in touch with the relevant team, and they can answer any questions you may have about the home or your stay.

We accept all major credit/debit cards. If you wish, you can pay at the time of check in as well.

You will need to either send us mail directly to “info@theulimahomes.com or you may request a call back so that we can decide the services and generate a temporary link for the payment.

To cancel a booking made through our website, in-person, phone call or our partner channels, you must send to us a written notice of cancellation email to: info@theultimahomes.com For all reservations originating from travel agencies such as Booking.com or AirBNB.com – such requests shall be made via respective partner channel only.

Please note, below general cancellation/refund rules apply to all reservations unless otherwise agreed in written between the Guest and the Operator. Full refund or night stay as well as the down payment with less AED 200 administrative charges will be refunded for request received before 7 days prior to the check in date No refund if you cancel less than 7 days before check-in (this does not apply to reservations made via Booking.com or AirBNB.com or other booking channels, as for such reservations individual policy applies)

There will be an additional security deposit to be paid at the time of check in.
